Scope of Work

• Demolition and renovation across 1st (REM), 2nd, and 3rd-floor corridors; select offices; Bathtique; toilets; and public areas.
• Demolition included: concrete slab sections, HVAC, plumbing, electrical, drywall, decorative columns; removal of REM servery to convert to enclosed pantry; ceilings/bulkheads, flooring, wallcoverings, millwork, and tops.

New Construction & Systems

• Partitions and wall repair for new pantry/servery program.
• Food service: installation of new equipment and residential appliances; kill-switches per code.
• Plumbing: new sinks, toilets, Bathtique tub and fixtures; chair-lift tub installed.
• Finishes: paint, wallcoverings, corner guards; new doors/hardware; new cabinets/rail; solid-surface tops; ceramic wall tile.
• Flooring: carpet, LVT, and quarry tile at service areas.
• HVAC: new RGDs; ductwork rework to suit new layout.
• Electrical: new/relocated receptacles and lighting; fire alarm devices; lighting controls and sensors.
• Salon enhancements: millwork and equipment upgrades.

Resident-First Protocols

• Multi-phase execution maintaining life-safety systems active; smoke control and egress uncompromised.
• ICRA barriers with pressure monitoring in care areas; tool custody and secured rooms for memory-care adjacency.
• Daily AHJ-compliant housekeeping, debris management via off-peak routes.
